Commercial and Industrial Projects

1. Project: Warehouse/Office Distribution Centre
   Location: Millaroo Drive Helensvale, Gold Coast

On the outset of this project, the client conducted an investigation into a total of 9 industrial/commercial builders, inspecting completed buildings of each builder to determine who could produce the best quality building for them. Other aspects were also taken into consideration such as communication skills and attentiveness to requests. Out of the 9 builders , 2 were selected including J and B Projects to tender on the project. As a result J and B projects were awarded the contract. The client made himself very clear as to the expectations they required for this job. Brad took on the role of site supervisor as he does for most of his projects to ensure that everything was done to a first class standard most importantly following closely the structural detail from the structural engineer to ensure an excellent standard of structural integrity.

The building is a total of 2700 m2 including a 50m x 50m warehouse area, 2 loading dock bays, a large mezzanine floor area and 2 levels of office space with staff lunch area incorporating 2 amenity areas. The main warehouse area roof consists of structural steel trusses that span 50 metres, providing a clear work space of 50m x 50m with no supporting columns. The structural engineering for the ground slabs was very involved incorporating "Danley " armour joints in 6m x 6m bays. This has provided a warehouse floor that will stand up too any punishment from those very hard wheeled folk lifts that tend to destruct any standard slab joint, eliminating any future rectification which can result in lost production for the tenant or owner.

During the construction period , we encountered the wettest period the gold coast has seen for at least a few decades providing us with a huge challenge to maintain our construction schedule and quality. The client is a long time Gold coast local and was very understanding of this situation we were facing. As the client's glowing testimonial stated, J and B projects delivered the project on time and to a very high standard of quality and finish.

2. Project: Gullivers Swim & Sports Centre Extensions
   Location: Coomera, Gold Coast

Lyn and Terry Gulliver own and operate a Swim centre which caters for Swimming lessons, dancing, gymnastics, tennis as well as a child care fascility and engaged J and B Projects to construct there new extention to cater for their expanding business.

2 new levels have been created - 2 new large activity areas with ammenities on both floors, a seperate shower block and a new ammenities area to the southern end of the complex. We also constructed a new structural steel / timber ramp catering for disabled access. The new extention has blended perfectly with the existing structure to create a look that nothing has been added.

3. Project: Queensland Academy of Health Science Walkways
   Location: Southport, Gold Coast

This project was a government school project and required us to comply to all government rules relating to these projects. It was also challenging because the structure was a cantilevered walkway constructed in a confined area with multiple services running underground directly underneath our foundations. The client and architect were very happy with the end product and although only a small project, J and B Projects were very proud of the end product.

4. Project: Factory and Office development
   Location: Labrador, Gold Coast

This project (photos above click for enlargement) is in a high profile location and was constructed on time and to the total satisfaction of our Client. Cost savings were an important issue with this project and we delivered those with some clever cost saving techniques. The project went very smoothly even though we experienced quite a lot of rain throughout. Another high quality project that we are very proud of.

5. Client: CSR/PGH/MONIER
   Project: Oxley Display Centre
   Location: Oxley, Brisbane

Being satisfied with the work we had already completed for them (see previous project below) CSR engaged us to construct the display shed / sales office and display stands at their very impressive display centre at Oxley in Brisbane.

It was a pleasure to work with CSR again and particularly this project as the enthusiasm level was very high to complete the best display centre by any building supply company in Australia.

Working closely with the Project manager for CSR and also the landscape architects and landscapers, the above was achieved with great success culminating to a spectacular opening night by Broncos legend Shane Webcke.

Again this project is a very proud achievement of J and B Projects.

6. Client: CSR Monier
   Project: Roof Tile Production Plant
   Location: Darra, Brisbane

This project (photos above click for enlargement) involved the construction of new tilt slab curing chambers, electrical control room as well as other associated works for the relocation of the production plant.

7. Client: Coastal Fresh
   Project: Cold Store and Distribution Facility
   Location: West Burleigh, Gold Coast

Coastal Fresh required a bulk food wholesale distribution facility (photos above click for enlargement), with the entire warehouse area to remain at 15 degrees Celsius at all times. The facility also contains an office area as well as an upstairs caretaker’s residence.

Extensive planning and client consultation was essential to achieve required product. The project was completed in 16 weeks to a high quality standard – which resulted in complete client satisfaction.

8. Client: Joint Venture
   Project: Factory Development
   Location: Pialba, Hervey Bay

This JV project (photos above click for enlargement) was successfully completed prior to the completion date and on budget. It consists of 8 x 200m2 industrial units in Islander Road Pialba, all of which were sold prior to completion.

9. Client: J&B Projects Development
   Project: Factory Development
   Location: Noosaville, Sunshine Coast

Scott Koning from Design Vibe came up with the perfect design (photo above click for enlargement) for the location. The industrial estate was predominantly 10 to 15 years old and our building provided a breath of fresh air for the area, we wanted to move away from a box-like industrial look.

All 8 units sold off the plan before we turned any soil.

14. Client: CSR Monier
    Project: Acoustic Fence
    Location: Darra, Brisbane

We were asked by CSR to construct an acoustic fence to their Darra site.

With a combination of Concrete foundations, Structural Steel and CSR Hebel Panels, we completed the 400lm fence in 3 weeks to the total satisfaction of our Client.

We had never completed such a job before and found the challenge to be very rewarding and would not hesitate to complete another such project.
